Sarasota County is 38.8% aged 65 or older, well ahead of Pinellas at 28.7% and far ahead of Florida's 22.8%. Almost everyone here who might want this product is old enough for it.

What decides the answer instead is which side of the bay you are on. The county single-family median was $493,500 in July 2026 and the city median $587,680, both comfortably inside the federal programme. Bird Key ran $6.45 million and Lido Key $1,287,000. On the keys the FHA ceiling stops the conversation before it starts, and a different product has to pick it up.

The keys, and where the FHA programme runs out

Four barrier island markets, four different answers.

Bird Key, inside the city of Sarasota, ran a median of about $6.45 million in recent Redfin data, roughly $1,460 a square foot. That is five times the FHA ceiling. A HECM here would reach a fraction of the equity.

Lido Key ran about $1,287,000 as of late 2025, just over the limit at the median, which means individual properties fall on both sides of it.

Longboat Key ran about $1,049,429 in June 2026, just under the ceiling at the median, with bayfront and Gulf-front sales routinely above. Worth knowing that Longboat Key spans two counties, Sarasota to the south and Manatee to the north, which occasionally matters for filings.

Siesta Key ran about $924,497 in the three months to June 2026, down 16% year over year, so the median is inside the limit while Gulf-front properties are not.

For anything above the ceiling, proprietary and jumbo reverse mortgages, which reach $4 million on some programmes, are the relevant products. They are private loans rather than FHA insured, so the terms and the protections are the lender's rather than HUD's, and that difference deserves a proper explanation rather than a footnote.

Key medians are Redfin and the periods differ by market. Bird Key in particular reflects very few sales, so treat the level as indicative rather than precise.

Downtown condo towers and the 25-year question

Florida requires milestone structural inspections of condominium and cooperative buildings of three habitable stories or more at 30 years, and permits local enforcement agencies to require them at 25 years for buildings within three miles of a coastline. Almost all of downtown Sarasota's condominium stock sits within three miles of the water.

The stock itself is a mix of vintages. Older bayfront buildings such as Dolphin Tower date from 1974, while newer towers including Bayso, the Ritz-Carlton Residences and 1000 Boulevard of the Arts are recent construction. Every one of them, old or new, three habitable storeys or more, needs a Structural Integrity Reserve Study covering roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and exterior doors.

What that means for a borrower is simple. Before we discuss numbers on a Sarasota condominium we look at three things: whether the project is acceptable to FHA, which you can check at HUD's condominium search, where the building sits in its inspection cycle, and what the monthly dues are, since those count as a property charge in the financial assessment.

What Milton left behind

Hurricane Milton made landfall at Siesta Key as a Category 3 with 115 mph winds and a surge of six to nine feet, isolated reports near ten. The county's preliminary damage assessment put countywide losses above $440 million, with 103 homes destroyed and 878 suffering major damage in the unincorporated county alone, plus 2.4 million cubic yards of debris cleared in ninety days.

Helene, two weeks earlier, added a preliminary $305 million in the unincorporated county, and the county itself warned the two sets of figures may overlap.

Every reverse mortgage requires hazard insurance to stay in force for the life of the loan and the borrower to keep the property maintained. In a county with that recent a history, the hurricane deductible, the flood coverage and the condition of the roof are not paperwork. They are the loan.

Counseling for Sarasota County borrowers

Federal rule 24 CFR 206.41 requires counseling with a HUD-approved agency independent of your lender before any HECM. No HUD-approved agency in Sarasota County carries the reverse mortgage counseling designation. Step Up Suncoast and Rooted Communities are both HUD-approved locally but for other services, so they are not the number to call for this.

My house on Bird Key is worth several million. Is a reverse mortgage pointless?

A HECM largely would be, because FHA stops calculating at $1,249,125 for 2026 no matter what the appraisal says. Does the 25-year inspection rule apply to my downtown condo?

It can. Florida sets the milestone inspection at 30 years but allows local enforcement agencies to require it at 25 years for buildings within three miles of a coastline, and nearly all downtown Sarasota condominium stock is inside that distance. Separately, every condominium building of three habitable storeys or more needs a structural integrity reserve study regardless of age.

Longboat Key is in two counties. Does that complicate anything?

Rarely in practice, but it is worth confirming at the start. The town spans Sarasota County to the south and Manatee County to the north, which affects which county records the mortgage, which property appraiser handles your homestead, and occasionally which local inspection rules apply to a condominium building.

Our building took damage in Milton. Will that stop a loan?

Not automatically, but the property has to appraise acceptably and be insurable, and unrepaired structural damage affects both. Where repairs are outstanding a repair set-aside can sometimes handle them out of the loan. Where the association has a pending assessment for storm work, that is a known obligation and belongs in the conversation early.

Where do I get counseling in Sarasota?

There is no HUD-approved agency in Sarasota County listed for reverse mortgage counseling, which surprises people.
