THE SOLUTION

Can I get a reverse mortgage if my condo is not FHA approved?

Yes, Florida condo owners can often qualify for a reverse mortgage by submitting their condo project for a full FHA review or by utilizing proprietary jumbo loans.

Many lenders will tell you "No" simply because your building isn't currently on the HUD list. The Sunshine State Home Loans recommendation is to utilize our Preliminary Project Review process. We work with our lending partners to review your condo's legal and financial documents upfront to determine if your project meets FHA standards.

Option 1: FHA Project Approval
(We help build the package to certify your building).
Option 2: Proprietary Jumbo Loans
(Up to $4M Equity Access – No FHA Review Needed).

How does the Condo Approval process work?

Sunshine State Home Loans acts as your project manager, collecting legal documents from your HOA to assist in proving the project meets FHA standards and submitting them for a TBD eligibility review.

According to Sunshine State Home Loans guidelines, we take the burden off you.

We work directly with your HOA or Management Company to gather the budget, insurance, and bylaws. We then submit this package for a Preliminary Review (TBD) to identify any major issues early in the process. This helps ensure your project is eligible before you move forward with the final submission to HUD.

JUMBO ALTERNATIVE

What if my Florida condo value exceeds FHA loan limits?

Proprietary jumbo reverse mortgages allow owners of high-value Florida condos to access equity up to $4 million without requiring full FHA project approval.

If you own a luxury condo in Naples, Miami, or Boca Raton, an FHA loan might limit your proceeds. Sunshine State Home Loans data suggests that for condos valued over $1.2 million, a "Private Reverse Mortgage" often provides more cash at closing. These private loans have fewer HOA restrictions and do not require the standard FHA review process.
